Are you trying to sell your home, but feel like you should have more than just a real estate agent working for you on it? Are you aware that you can sell your house online as well?
You want to make sure that you look at each site that you want to list your home on. Make sure it is a legitimate site and that they can help you sell your house online because not every site will be able to.
So always check out each site thoroughly before you list it with any site. The more websites that you can find to list your home on, the faster you will sell your house online. You can't just list it one place and expect it to sell.
People have to be able to find your home if you want anyone to buy it, so the more places that you list it the more people will see it. This could even mean putting up a website of your own and selling it online yourself.
For sale by owner transactions have been taking place for years so why not online as well. If this seems a bit too much then read on.
You may want to also list it with a real estate agent in your area but that is your choice. It's always a good idea to discuss with the real estate agent what advice they can offer on selling your house on the Internet and off-line.
Local real estate agents are good because they have their pulse on what is going on in their own marketplace. This includes things like how quickly homes are selling, what is the average sale price, and things you can do to help your home sell more quickly.
The more information you have the faster you will be able to sell your home. Always do your homework before you list your home anywhere so that you can get it sold for the money you are asking for.
To sell your house on the Internet you still need visitors to a website. The internet is getting searched everyday for all kinds of things and buying homes is one of them. You may want to consider a combination of offline and online marketing to cover all of your bases.

ELEVEN COOL WAYS TO BUILD YOUR OWN HOUSE CHEAP IN NIGERIA
Tips To Build Your Own Home
1. Define the type of home you want
2. Establish your budget. How much can you afford to spend?
3. Determine sources of your funds
Do you have a lump sum? If you do, you can complete building your home in a matter of months. For instance, it took me five months to build my own home and move in. If you do not have a lump sum saved somewhere, you can finance your home through the many home finance or mortgage finance options available. In this case, the home finance source (e.g. a bank) will still provide you a lump sum with which to build your own home.
4. Determine the duration of the building project
Your home building should not take more than a year if you plan to build your own home in Lagos Nigeria. The reason is because many touts who double as real estate agents can resell your property to someone else if you leave it unattended to or uninhabited for a long time. When you return in six to eight months to resume work on your land, you may not recognize it again because someone else may have bought it and built a mansion in the location that use to be your land. This happens often in new areas under development and where free or virgin land is running out and the touts (called Omoniles or children of the land owner) are running short of land to sell.
5. Determine cheap sources of building materials
This will optimize the use of the funds available for building your own home and reduce the overall cost of the project.
6. Buy in Bulk
This way you take advantage of quantity discounts and also save on transportation costs.
7. Group Activities
Some activities can be done simultaneously. Group these activities together and execute them simultaneously. For example, if you plan on cutting the cost of sand you need to fill your foundation, dig your sewage system (soak away) and borehole simultaneously. This could be before you start the house foundation or shortly thereafter.
This approach generates free sand from these sources. You can then use the sand to fill your foundation. Even if the sand is not enough, what you have left to buy will be little. This way you save money. Group activities reduces the overall duration of the project and saves you money.
8. Use Credible and Experienced Sub-Contractors
Why sub-contractors and not contractors?
In simple terms, contractors are the big guys who are the middle men between the home owner and the sub-contractors. The sub-contractors are the real guys who do the work. The contractor is the guy who supervises. Building contractors can be pretty expensive to hire. As an individual who want to build your own home, your best bet is to deal with the little guys directly. This reduces the overall cost of building your own home. Common people, the little guy on the street, often operate a tight budget and are short on funds. If you're in that class, don't feel discouraged. Just do everything yourself. Employing a contractor is out of the question for you.
NOTE: If you're too busy to build your own home and you don't wish to buy a home, my team of professionals can help you build your own home. We offer Lagos Nigeria home building services. We are a recognized Lagos Nigeria home builder.
9. Supervise Sub-contractors
Many sub-contractors are far from honest. They lie a lot.
Sub-contractors (e.g. brick layers, mason, electricians) lie on material prices. Some even connive with sellers to inflate the price on the receipt. Thereafter the difference between the actual price and the price written on the receipt is shared between the sub-contractor and the seller. Want to save money? Buy building materials yourself. Go with sub-contractors to the seller and negotiate the price together. Then pay and collect the items.
10. Monitor Materials Usage
Sub-contractors lie on quantity of materials used. Many steal from construction sites and either sell your materials or take them for personal use. So keep your eyes open.
11. Start Building
Review your progress as you build your own home. Fire incompetent workers and thieves. You better off without them.
Enjoy building your own home.

SEVEN REASON WHY YOU MUST BUILD A HOUSE
Build a home. This is by far the most repeated advise in human history.
Adults are quick to recommend this option. In fact, it's the most common advise on the lips
of many mature people.
However, many youngsters think differently. Building a new home is not a priority for them.
They just want to hang out and have fun. They want to buy the latest gadgets and feel cool.
It's okay to flow with the times and enjoy the best technology can offer. Heck, that’s one of the
big advantage of being alive in the 21st century.
Yes, enjoy life’s little pleasures but don't forsake the golden advise to build a home.
THE 7 REASONS WHY YOU SHOULD BUILD A HOME</B>
1. Building a new home helps you save money.
Most people find it difficult to save. They simply spend their money as it comes. But when you
build a home, you save all that money. A home is a huge investment in capital. This means
you also make a huge savings for the future.
2. A home appreciates in value over time
Property values increase with time. In developing countries like Nigeria, prices are always on the rise never down.
For example, in mega cities like Lagos Nigeria real estate owners are making a killing. Lagos Nigeria landlords are in the habit of raising rent arbitrarily. For instance, at the beginning of 2006, my Lagos Nigeria landlord wrote me through his real estate agent to inform me that my rent has doubled starting 2007.
I was so pissed off that I bought a land and started building.
I have long known the value of real estate. I had enough money to build a home. But I kept
procrastinating. It took a sudden sharp increase in my rent to jolt me to action and start me on
the path of building a new home. As I write, my home is on the verge of completion.
If you're like me, it's time to wake up.
Real estate appreciates in value over time. Any home you build now will pay for your retirement when it's time.
3. There is pride and fulfillment in owning a home.
Here's a typical example.
My landlord's daughter once had a dispute with one of the tenants. After much quarreling, she
yelled in anger. "This is my father's house! Anyone who doesn't like my rules should go live in
his father's house".
Some pride, right?
You don't need to be arrogant like my landlord's daughter because your dad or you own a home. But your sense of achievement and accomplishment after building a new home is simply out of this world.
Don't believe it? Experience it.
4. Your home can serve as collateral when you need a loan to execute another project. Your car can't. Even your most expensive electronics gadgets can't. See the value of owning a home?
5. Building a new home elicits an overwhelming excitement in you.
The truth is . . . building a home goes beyond just owning a home. Build a home is a wonderful advice because it elicits in you excitement that is beyond explaining. The feelings of worth and success just overwhelms you. I know that from experience.
Try this. Build a home. And get the experience of a lifetime.
6. A house his a concrete asset. It stays with you generation after generation. And with passing generations comes attachment and emotions. Nothing else in this vast universe gives as much satisfaction as building a new home.
7. Pass a legacy to your children. Give them something to inherit.
A home is a concrete asset you can pass to your kids. It is an asset that they cannot easily forget.
What to be remembered?
Build a home. Leave it as a legacy for your kids. Generations after you will remember.
Building a new home is just incredibly exciting. Don't miss out on the fun.
Take my advice. Build a HOUSE
